Vinyl is the value pick for most San Diego homes: low maintenance, good insulation, and it holds up to salt air. Fiberglass costs more but is stronger and paintable. Aluminum conducts heat and is usually the original frame being replaced. Ask the installer to spec the frame against your exposure and any HOA color rules.

Low-E is a thin coating that reflects heat while letting light through. On west and south-facing San Diego windows it cuts afternoon heat gain and glare and slows fabric fading. For most homes here, a dual-pane low-E package with argon fill is the sweet spot.

A retrofit fits a new window inside the existing frame and is faster and cheaper when the frame is sound. Full-frame replacement removes everything down to the studs and is the right call when there is rot, water damage, or you are changing the opening size. Your crew tells you which your openings need.

Inside the City of San Diego, a building permit is required. Same-size, same-type replacements can use a No-Plan Building Permit under Information Bulletin 203, which skips plan review but is still a permit. Other cities and the unincorporated county have their own departments. Changing the opening, historic review, or structural work can add steps. Ask the department that serves the address, and have the contractor write who pulls the permit on the quote.

California requires a minimum clear opening for sleeping rooms: at least 5.7 square feet, a minimum 24-inch clear height and 20-inch clear width, with a sill no higher than 44 inches off the floor. Bedroom conversions and basement rooms must meet egress, and your crew sizes the window to code.

The flashing and sill pan matter more than the window itself. The installer should use a sloped sill pan, integrate flashing with the weather barrier, and seal with backer rod and sealant. Ask that this is written into the scope. Window Pro SD does not install the flashing.

Code requires tempered safety glass near doors, in bathrooms near tubs and showers, and in low or large panes that people could walk into. Laminated glass adds security and noise reduction. Your crew flags every opening that code requires to be tempered.

Salt air and constant marine-layer moisture corrode metal parts, degrade old seals, and pit cheap hardware. Coastal homes in Coronado, Del Mar, and Encinitas see foggy failed-seal glass and sticky operation sooner. Vinyl frames and quality stainless hardware hold up best near the ocean.

Yes. Inland areas like El Cajon, Santee, and Escondido see strong afternoon sun and triple-digit summers. A dual-pane low-E package with argon fill on west and south-facing windows is the single biggest comfort upgrade, and it lowers cooling load through the hottest part of the day.

Often, yes. A foggy window means the seal on the insulated glass unit failed and moisture got between the panes. If the frame and sash are sound, the crew can replace just the glass unit and keep your existing frame, which costs far less than a full window.
